While it is impossible for a home inspection to uncover every deficiency within a home, a thorough home inspector will make notes if he/she observes cracks in the interior or exterior walls, un-level flooring, jammed windows, and/or other common signs of foundation settling. Even so, most home inspectors simply cite, “refer to an engineer” if they suspect that the home has foundation problems.
However, TEC home inspectors go beyond the industry standard by documenting foundation elevation levels throughout the home. Your final home inspection report will include a foundation elevation survey similar to the image below.
By collecting foundation elevation levels, TEC home inspectors can better differentiate between cosmetic flaws and structural damage – so you don’t have to hire a structural engineer for a foundation inspection unless absolutely necessary.
