Mortgage Underwriting Can REQUIRE a Structural Analysis from a Licensed, Professional Engineer
It turns out that Steve really needed our assessment as he was pursuing a refinance for his mortgage. The appraiser didn’t like the look of a couple hairline cracks on the exterior walls. Steve knew these were there, as he had the same concern 15 years prior when he first purchased the home. He had ordered a structural survey at that time, and knew that the cracks were just part of the normal settling of the house. However, he needed to satisfy the requirements of the underwriter at the mortgage company, so he requested an independent report from our licensed, professional engineer.
Steve provided a copy of the original structural survey that he had ordered previously, and this proved to be a great resource to our team. We were able to compare our current measurements to those taken 15 years prior, and we were able to confirm that the everything was in good order. The visible cracks were a function of normal settling. There is no damage to the foundation, nor did we find any immediate concerns. With the report from Thomas Engineering Consultants, the mortgage underwriter was satisfied. They were able to proceed, and the refinance was approved.
