TEC Inspection Services Checklist
Home Inspection Overview
Depending on the size and condition of the home, a thorough home inspection will usually take no more than four hours. A typical home inspection will last between three and four hours including a review of the report. We recommend being present during the home inspection so our home inspector can walk you through his findings and provide visual reinforcement of your written report.
We take our inspection reports seriously. Although a home inspection cannot be expected to uncover all issues with the home, we will strive to provide as thorough and complete an inspection as possible given that areas in the home are accessible and can be visually inspected. The report includes a clear description of what we’ve found with any problem areas noted, so you can easily identify them.
Our home inspector will examine:
The exterior of the home:
• Brick and mortar
• Siding, flashings, and trim
• The roof, eaves, and fascias
• Exterior doors
• Landscaping, grading, drainage and retaining walls
• Decks, patios, balconies, and any steps, stoops porches or railing
• Garages and carports
• Walkways, patios, and driveways
• Downspouts
• Skylights
The Interior of the home:
• Doors and windows
• Ceilings, floors, and walls
• Any steps, stairways or railings within the home
• Countertops and cabinetry
• Garage doors
• Installed appliances
• Fireplaces, vent systems, exhaust systems, chimneys and flues
• Smoke detectors
• Plumbing
• Water pressure
• Attic insulation and vapor retarders
• Electrical wiring, switches, and fixtures
• Heating and cooling equipment (HVAC), access panels and thermostats
In addition to the above checkpoints, TEC Home Inspectors will use a gas detector to rule out the possibility of gas leaks. The foundation and walls will be examined for cracks and an elevation survey throughout the interior of the home will be performed.
